If you are thinking about renovating your unit, please bear in mind the following:
Responsibility of the owner 1. As a suite owner, you are responsible for any damage caused by your renovation project to the building and the common areas.
Approval of your renovation project 2. Before the project begins, you must already have the prior approval of the project by the Board. You should submit to the Management Office ahead of time an application with relevant information. Allow ample wait time for the issue of the approval.
Booking the elevator 3. Once you know the target dates for the project, check the availability of elevator for the project dates with the Management Office and book the elevator accordingly.
Noise restrictions 4. Tell your project contractor specifically that they must observe noise restrictions.
If the project involves drilling 5. Your contractor should be told specifically to be particularly careful if the project involves drilling.
6. Drilling into the walls, floor, and in particular the ceiling can damage the rebars, which are not too far from the ceiling surface. These rebars are for supporting the floors. If damaged, they will lose their designed strength. The consequence can be very serious.
Prior approval and discussion regarding such jobs with the Management Office is essential.
Condensation in Units
GUIDELINES FOR CONTROLLING EXCESSIVE CONDENSATION ON WINDOWS
The following measures can help minimize condensation-
Use of humidifiers should be restricted to provide comfort while minimizing condensation on windows. The maximum humidity in the winter should be about 35%. This should be reduced as the exterior temperature decreases.
Exhaust fans should be operated continuously during and after cooking or bathing. It can take several hours of running an exhaust fan after showering to reduce humidity levels to levels that existed before showering.
If condensation starts to form on the windows, exhaust fans should be operated until the condensation clears.
Exhaust fans and the exhaust system for dryers should be maintained regularly. This maintenance Includes removing lint from fan blades, grilles and ductwork traps. The suite occupants should check with Property Management if they are unsure of how to perform appropriate maintenance.
Suite entrance doors should not be weather-stripped. Gaps around these doors are provided to allow fresh air that is supplied to the corridors to enter your suite. In the winter, this fresh air is dry and helps remove moisture from the air in the suite.
Excessive numbers of plants contribute significantly to moisture in the air. Avoid placing plants on window sills because they increase the humidity immediately next to windows.
Where supply air grills for fan coils are adjustable, the vanes should be turned to direct warm air flow downwards and across the window surfaces. This helps to keep the windows warm and to evaporate condensation that does form. (In the summer, the vanes need to be reversed to point upwards to distribute the cool air throughout the room.
Blinds or curtains should not be installed tight to windows or kept continuously dosed, and furniture should not be placed tight to the windows. These conditions prevent circulation of air over the window surfaces making the window colder and increasing condensation problems. Coverings should be kept fully opened during the day to allow condensation that loaned at night to evaporate.
Condensation forming on the inner surface of exterior siding windows is a normal occurrence. Drain holes are provided at the bottom of these windows to remove the water.
