14.01 Signs All posted signs in the complex must be adhered to by all residents & their guests. Residents are responsible for their guests & their actions.
14.02 Unsupervised Areas The Recreation Facilities have been provided for the mutual enjoyment of the owners, tenants, residents and their guests when accompanied by the resident. All Recreation Areas are unsupervised and owners, tenants, residents and guests use them at their own risk.
14.03 Identification Cards All residents of the complex 16 years of age & older are required to have identification cards which are provided by the Property Management Office. Residents may only take three guests per suite into the Recreation Centre at any time. ID cards must be shown at the request of authorized personnel [Security Guard, Lifeguard, member of the Board of Directors, or other designated persons].
14.04 Children In the interests of the safety, security and welfare of children and owners, children under the age of 16 must be accompanied by and under the supervision and responsibility of a resident aged 16 or over, subject to the individual rules for each area of the Recreation Centre. The Recreation Centre is not a play area. No children under the age of four years are permitted in the indoor/outdoor pool enclosures.
14.05 Smoking To comply with no smoking rules in all of the common areas, see 3.02. Smoking is not permitted in the Recreation Centre or outdoor pool area. Smoking is permitted in the BBQ area only.
14.06 Pets At no time are any pets permitted in the Recreation Centre.
14.07 Bicycles At no time are bicycles permitted in the Recreation Centre.
14.08 Food and Drinks Food and drinks are not permitted in the Recreation Centre except in the Kitchen, Party Room, Hobby Room, Barbecue Area and the Upper Decks of the outside Pool unless specially authorized by the Recreation Committee.
14.09 Security Locks The Snooker Room, Hobby Room, Fitness Room, Change Rooms and Golf Room will be locked at all times but may be unlocked with your common element key fob. For security of your own property while using the facilities you are urged to provide your own lock for the change room lockers and remove it after each use. The Recreation Committee and the three Condominium Corporations accept no responsibility for loss or theft of personal property from any location in the Recreation Facilities.
14.10 Non-Recreational Activities The Recreation Centre may not be used for political gatherings (except as polling stations during elections) or for religious gatherings or commercial enterprises other than approved activities for residents.
14.11 Attire Proper dress including footwear must be worn at all times.
14.12 Pools, Showers, Saunas, Change Rooms There shall be no spitting anywhere in these areas any time. When using the change rooms, common courtesy and proper hygiene must be observed at all times. (e.g. if using the sink/counter, they must be cleaned after use). Please use common courtesy and limit showering time to 10 minutes.
14.13 The piano is available for use by all residents. Only experienced pianists are permitted to play.
15.00 PARTY ROOM
15.01 Reservations The Party Room may be reserved by residents for special functions by contacting the Property Management Office at (416) 491-5095.
15.02 Booking Form A booking form must be completed and signed by the resident not less than 14 days prior to the date of the function and delivered with the Property Management Office or the booking will be automatically cancelled and the room made available for other bookings. Bookings will not be available on any day or night when an in-house activity has been previously booked.
15.03 Cancellations Any cancellations should be made no later than 14 days prior to the function booked to enable others to make a booking.
15.04 Conditions of Using the Party Room Conditions may change from time to time. Please refer to the Booking Agreement.
15.05 In-House Activities The Recreation Committee reserves the right to permit exclusive use of the Party Room without an Agreement, deposit or fees for activities or events of a social or recreational nature operated by the Social Committee or other groups or clubs under the authority of the Recreation Committee for the benefit of residents of all three Condominium Corporations.
15.06 Approval For Use All applications for the use of the Party Room are subject to the approval of the Property Manager. The Property Manager reserves the right to approve or refuse any request for the use of the Party Room or other facilities.
16.01 Court Hours Indoor - Subject to the hours posted on court doors. Outdoor - 7:00 a.m. to sundown.
16.02 I.D. Cards Only residents with ID cards, and guests, accompanied by the resident may use the courts. Therefore, no persons under the age of 16 years are permitted on any courts unless one of the players is a resident/owner with displayed ID card in the designated cardholders. Your key fob will let you into all courts.
A resident may take a maximum of three guests per suite onto a court and the resident must be a participant (player) in the game.
16.03 Booking Courts (a) Indoor Courts - Courts may be booked up to 3 days in advance. The player making the reservation must sign the book at the desk across from the bulletin boards and sign in prior to play. Bookings will be forfeited if not signed in within 10 minutes of the time booked. Playing time is 40 minutes and the courts must be vacated at the end of the period booked.
(b) Outdoor Courts - Courts may be booked up to 2 days in advance at the box located in front of Court #3. The player making the reservation must sign in at the box before going to the court. Booking will be forfeited if not signed in within 10 minutes of time booked. Playing time is 60 minutes and courts must be vacated when playing time has expired.
No combination of players may book consecutive periods of play, but if at the end of the period booked no booking for the next period has been entered, they may sign in for a further period. Residents may play more than once per day but a subsequent period of play may only be booked after the first period of play has ended.
Cancellations should be made well in advance of the time booked. This enables others to take advantage of the facility if it will not be used.
16.04 Court Clothing/Equipment Proper court shoes (non-marking) and clothing must be worn. Street clothing is not permitted. Men must wear a tennis shirt or T-shirt at all times. Non-marking balls must be used on the courts.
16.05 Food/Beverages/Smoking Food & beverages are not permitted on any courts. Smoking is permitted only outside the tennis courts.
16.06 Tournaments The Recreation Centre Committee reserves the right to permit approved tournaments to pre-empt regular play. Periods required for tournament play will be blocked off in the reservation book.
The Tennis Courts are for playing tennis and not for rollerblading or any other sport.
17.00 CARD ROOM/LOUNGE
(a) CARD ROOM 17.01 The use of this facility is restricted to residents and guests accompanied by the resident
17.02 No furniture may be removed from this area at any time.
17.03 The Recreation Committee reserves the right to permit exclusive use of this area for in-house social and recreational activities organized by or on behalf of the Social Committee, the Seniors Club, the Bridge group, the Card group, Support group or any other similar social or recreational group authorized by the Recreation Committee for that purpose. This area may also be used for private functions such as parties and receptions. See under Party Room for details.
17.04 Non-smoking rules apply.
17.05 While food and drinks may not be served in this area without special permission granted by the Recreation Committee, when the kitchen facilities are made available, it is the responsibility of the organizer to ensure that the area, including the kitchen, is left in a clean and orderly condition.
17.06 Swimwear is not permitted in this area.
(b) LOUNGE 17.07 Courtesy and respect should be shown to others at all times.
17.08 The Lounge is for the use of residents with ID cards and their guests. Only three guests per suite are allowed.
17.09 Non-smoking rules apply.
17.10 The kitchen is for use only by persons authorized by the Property Manager or the Recreation Committee.
17.11 The Fireplace may only be used for special functions on the authorization of the Property Manager or the Recreation Committee. Arrangements must include responsibility for extinguishing the fire when the function is over.
17.12 The Recreation Committee reserves the right to permit exclusive use of the Lounge for in-house social and recreational activities.
17.13 Swimwear is not permitted in this area.
18.00 BILLIARD/SNOOKER ROOM
18.01 Hours and Use
The hours of use are as posted on the door. This facility may be used by residents with ID cards and their guests when accompanied by a resident. No persons under the age of 16 are permitted in this room unless accompanied by an adult resident who is a player in the game.
· I.D. cards must be displayed in the appropriate cardholder.
· No food or beverages are permitted in this room.
· This room is a designated non-smoking area.
· Three guests per suite only are permitted to play on a table and the host resident must be a participant in the game.
· Persons in the Billiard/Snooker Room must be properly dressed including footwear.
· Swimwear is not permitted.
· Jumping snooker/billiard balls is not permitted.
· Players may not sit on the edge of the tables.
· Residents must supply their own cues.
18.02 Booking Tables A booking period is 60 minutes for either table. Two separate parties may book the same one hour period. Multiple or consecutive bookings are not permitted but play may continue if the subsequent period has not been booked. ID cards must be displayed in rack provided.
19.00 HOBBY ROOM/TABLE TENNIS/GOLF ROOM/LIBRARY
19.01 Hours and Use · These areas may be used during the times posted.
· The use of these facilities is restricted to residents with ID cards and their guests. Children under the age of 16 must be accompanied by an adult resident in the Hobby Room & Table Tennis areas. As the Golf Room can only be used by one person at a time that person must be 16 years of age or over.
· These areas are designated as non-smoking.
· No furniture may be removed from these areas at any time.
(a) Hobby Room · Due caution must be taken while using any materials or tools. Persons using this room do so at their own risk.
· The Hobby Room was not designed for industrial type activities, spray paints, varnishes, toxic materials or those causing dust or fumes to an unacceptable level.
· Combustible materials are not to be used or stored in this room.
· Facilities are to be left in a clean and tidy condition. No tools or hobby materials should be left out while the user leaves the room. · The Recreation Committee reserves the right to permit exclusive use of the Hobby Room for in-house group classes or activities and the room will not be available for individual use during such periods. Notice of such use will appear on the entrance door.
(b) Table Tennis (located at the south end of Level 2) A resident may bring a maximum of three guests to play and must be a participant in the game. The Recreation Centre does not provide table tennis paddles or balls.
(c) Golf Room (located at south end, level 2 at bottom of stairs) · A resident may use this practice room and must provide their own clubs. There is an aiphone in the room for emergencies.
· Residents must return all balls to the container provided.
· No Smoking Rules apply.
(d) Library The books in the Library have been donated by residents. Additional books are always welcome. If a book is borrowed it should be returned in reasonable time so that others may enjoy it.
20.00 FITNESS/EXERCISE ROOM
20.01 Hours and Use · Hours are as posted on the door.
· The use of this facility is restricted to residents with ID cards only. Due to limited space, no guests are allowed.
· No persons under the age of 16 are permitted in this room.
· This room is a designated non-smoking area.
· Due caution must be used when using the equipment in this room and all persons using the equipment do so at their own risk.
· Bathing suits are not permitted and sport shoes and clothing must be worn in this room.
· No equipment is to be removed from this room.
· Recorded tapes designed for exercise programs may be used if played at low volume.
20.02 Group Classes The Recreation Committee reserves the right to permit exclusive use of this room for in-house group classes and the room will not be available for individual use during such periods.
20.03 Treadmill Bookings · Treadmill may be booked up to three (3) days in advance. · The person making the reservation must sign in at the desk across from the bulletin boards prior to using the treadmill. Bookings will be forfeited if not signed in within 10 minutes of the time booked. Bookings may not be made for persons other than yourself.
· Treadmill time is maximum of 30 minutes and may not be booked for consecutive times. If at the end of the period booked, no booking for the next period has been entered, they may sign in for a further period.
· Any improper use of treadmill could result in damages being charged back to the suite.
Please Note: Safety precautions must be taken at all times to prevent injury or damage. Check with your physician if there is any question about your health before participating in strenuous exercise activities.
21.00 SWIMMING POOLS
21.01 Hours of Use Indoor Pool - Subject to the hours posted on the doors.
Outdoor Pool - Sun up to sun down seasonally.
21.02 Children aged 4 to 15 inclusive may use either pool only between the hours of 10.30 a.m. and 1.00 p.m. and again between the hours of 4:00 p.m. and 8:00 p.m. daily. These hours also apply to the pool desks and lounge areas enclosed by the fence.
21.03 Please note that the change rooms are closed for cleaning at the times posted on the door.
21.04 The use of this facility is restricted to residents with ID cards and three guests per suite when accompanied by the resident. Users may be asked to produce their ID cards.
21.05 A Medical Officer of Health, a Public Health Inspector under his direction, or an Officer of the Ministry of Health, may enter upon a public swimming pool at any reasonable time, whether the pool is open for use or not.
21.06 Government Regulations Pools are governed by regulations made under the Health Protection and Promotion Act, 1983, as amended. Regulation 381/84 as amended by O. Reg. 146/85 covering swimming pools provided for the following.
A Class B pool with a water surface greater than 92.9 square metres (1,000 sq. ft.) is governed by the following rules: (a) Where there is no lifeguard/pool attendant and the pool is not supervised, bathers under 12 years of age are not permitted within the pool enclosure unless accompanied by a resident or his/her designated agent (e.g. Nanny) who is no less than 16 years of age. For the indoor pool, the total number of bathers on the deck and the pool shall not exceed 10.
(b) Where there is one lifeguard/pool attendant supervising the outdoor pool, the total number of bathers on the deck and in the pool shall not exceed 50.
(c) No person infected with a communicable disease or having open sores on his/her body shall enter the swimming pool.
(d) No person shall pollute the water in the swimming pool in any manner. Spitting, spouting of water and blowing the nose in the pool or on the deck are prohibited.
(e) No person shall bring a glass container into the pool areas.
(f) No person shall engage in boisterous play in or about the pools.
(g) Each bather must take a cleansing shower using warm water and soap prior to entering either pool or whirlpool especially if using suntan lotion or oil.
(h) In the event of an emergency, an 'aiphone' for direct access to the gatehouse has been provided. (These aiphones are on the wall by men's change room & on the stone wall on north side of outdoor pool area.)
(i) Neither diving nor jumping into either pool or whirlpool is permitted.
21.07 Additional Rules (a) Hair longer than shoulder length must be securely tied up.
(b) Children 6 years of age and over must use the change room designated for their sex.
(c) No food or beverages can be consumed in the pool areas (except the upper deck of the outdoor pool).
(d) Street shoes are not permitted in the indoor pool areas.
(e) Smoking is not permitted in the indoor or outdoor pool enclosures.
(f) Swimmers should not swim alone.
(g) Children under 4 years of age or wearing diapers are not allowed in the pool or pool enclosures. Children 4 years of age and over must be accompanied by a resident or his/her designated agent over the age of 16 who will supervise and bear all responsibility for them. Children 4 to 15 years of age may use the pool only between the hours of 10:30 a.m. and 1:00 p.m. and 4:00 p.m. and 8:00 p.m. daily.
(h) A maximum of three guests (including children) per suite will be permitted at one time.
(i) Each owner/resident must accompany his/her guests.
(j) Each owner/resident is responsible for ensuring that guests are fully aware of all rules and regulations and is responsible for compliance.
(k) Inflatable toys or floats are not permitted in either pool. This does not include "arm floaties" or CSA approved lifejackets.
(l) Coverups and footwear must be worn from resident's suites to either pool.
(m) When a lifeguard/pool attendant is in attendance, he/she is in charge of swimmers and safe conduct in either pool area. He/she has management authority in enforcing all rules and regulations and may clear either pool if required.
(n) The Recreation Committee reserves the right to permit exclusive use of the pools for in-house group classes or activities and the pools will not be available for individual use during such periods.
(o) The reservation of lounge chairs and tables is not permitted and they may not be removed from the outdoor pool area.
(p) The use of radios and tape players is not permitted unless earphones are used.
(q) When suntanning oils or lotions are used, a shower with soap is required before swimming.
(r) Swimming is not permitted during cleaning times.
RECOMMENDATIONS FOR WHIRLPOOL & SAUNA:
IT IS STRONGLY RECOMMENDED THAT SENIORS WITH KNOWN HEALTH PROBLEMS (HEART, DIABETES, HIGH BLOOD PRESSURE, ETC.), SMALL CHILDREN & PREGNANT WOMEN CONSULT WITH A PHYSICIAN BEFORE USING THESE FACILITIES. WE ALSO STRONGLY RECOMMEND THAT CHILDREN UNDER THE AGE OF 12 NOT USE THESE FACILITIES AND IF INSISTENT ON DOING SO, THAT THEY MUST BE ACCOMPANIED & CLOSELY SUPERVISED BY AN ADULT RESIDENT OVER THE AGE OF 16.
PLEASE NOTE:
PLEASE BE AWARE THAT WHEN THE POOL IS OPEN AND A LIFEGUARD/POOL ATTENDANT IS NOT IN ATTENDANCE, THE MAXIMUM NUMBER OF PERSONS ALLOWED IN EITHER POOL AREA UNDER SUCH CIRCUMSTANCES IS 10, AND THAT THE USE OF THE POOL AT THOSE TIMES IS SOLELY AT THE RISK OF THE PERSON OR PERSONS IN THE POOL AT THAT TIME.
22.00 OUTDOOR BARBECUES
22.01 Hours of Use The Barbecues are available for use from 10:30 a.m. to sundown.
22.02 ID Cards and Guests The barbecues may be used only by residents with ID cards and their guests. The number of guests per suite allowed in Barbecue area shall not exceed the number that can be seated at one table. (To a maximum of 10).
22.03 Use of Barbecues and Tables (a) There are 6 barbecues and 7 tables in the Barbecue area. Reservations must be made by contacting the gatehouse. Bookings are on a first-come first-serve basis. If there are people waiting to use a barbecue please be considerate.
(b) Each user is responsible for providing his/her own fuel.
(c) Each user must clean up after using a barbecue grill by cleaning the grill surface with the wire brush provided and cleaning out the ash and placing it in the disposal container. Clean up may be waived if another person is waiting to use the barbecue and agrees to take over the existing fire and clean up after.
(d) When a meal is completed, the table should be cleaned off and vacated to provide room for another group.
(e) The Recreation Committee reserves the right to permit exclusive use of the barbecue area for in-house activities arranged under the authority of the Committee for the benefit of all residents.
